Homes in the city, ranches in the Hill Country, and land that takes a morning to walk. Most of what we do is within ninety minutes of San Antonio.
Where we work
We are based in San Antonio and work outward from it: the city and its suburbs, the Hill Country north and west, and the rest of Texas by arrangement.
Post-war bungalows with three generations of additions, and 2000s subdivisions where the builder documentation vanished with the builder. Both are the same problem: nobody wrote down what is in the walls.
Boerne, Bulverde, Fair Oaks, Spring Branch, Canyon Lake. Well heads, septic, propane, gates and outbuildings spread across acreage — the things a city record never has to account for.
Bandera, Kerrville, Comfort. Fence lines, water, pumps, barns and the two structures nobody has been inside since the last owner. Capture takes longer and matters more.
A great deal of Hill Country property is owned from Houston, Dallas or out of state. That is the case a record is built for: the drive is the cost, and the record removes it.
Bexar County and the surrounding counties. What is in the house, what it is, and where — recorded once while somebody still knows.
This region gets both. A dated, photographed baseline before the weather is worth considerably more than a claim adjuster's guess afterwards.
Travel
Inside Loop 1604 there is no travel charge. Out to Boerne, New Braunfels, Bulverde, Fair Oaks Ranch, Canyon Lake and Spring Branch is usually a flat addition rather than mileage. Further than that — Fredericksburg, Kerrville, Austin, the Coastal Bend — we quote the trip honestly, and if it is not worth your money we say so.
