# Instead of driving out there. > We document a house, a ranch or a piece of land as a record you can walk through from anywhere — every room, every serial plate, every asset, with the source of each one shown. *Twinstead — 3D Property Records for Homes, Ranches & Land* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## The record, open in a browser. This is what you are buying: the property, walkable, with every documented asset where it physically is. ## People who cannot be there every time. ### Absentee and out-of-state owners The property is four hours away and something needs a decision today. Look at it instead of scheduling a trip to look at it. ### Ranch and land owners Outbuildings, well heads, gates, pumps, meters — spread across acreage and remembered by exactly one person. ### Estates and family property What is in the house, what it is, and where — recorded once, so the answer does not depend on who is still around to ask. ### Owners handing work to a contractor Send the model number and the location instead of describing it on the phone. Nobody surveys the same thing twice. ## Four companies, one product split four ways. Documentation and care, residential and commercial. If you have landed on the wrong one, the right one is a click away rather than a phone call. --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json) --- # The binder nobody kept, kept properly. > Every asset identified, photographed and catalogued — and every document you already hold folded in beside it, so the record is one thing instead of nine. *Property Documentation & Asset Inventory — Twinstead* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## The binder nobody kept, kept properly. Every asset identified, photographed and catalogued — and every document you already hold folded in beside it, so the record is one thing instead of nine. The knowledge is real; it just is not written down. It is in somebody's head, in a filing cabinet, in an email from 2019, or on a label nobody has read since it was installed. When that person leaves, it leaves — and the replacement rediscovers it at your expense. ### Asset inventory Every identifiable system and fixture, with make, model and serial where the nameplate is legible. ### Nameplate photography A readable photograph of each plate, so a claim never rests on somebody's transcription. ### Condition notes Plain observations at time of capture, with photographs. What we saw, not what we predict. ### Document intake Your manuals, permits, invoices and warranties collected and attached to the assets they belong to. ### Location mapping Where each asset physically is — and, above the entry tier, pinned in the 3D model. ### Vendor handoff sheets A single page on any asset, ready to send someone before they arrive. *This is the least expensive thing we do, and the thing most owners should do first. Everything else builds on it.* --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json) --- # A model you can take measurements from. > Not a pretty render — a dimensionally honest capture of the actual building that you can measure, share, and hand to anyone who needs to understand the space without standing in it. *3D Modelling & LiDAR Scanning for Homes and Land — Twinstead* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## A model you can take measurements from. > A tape measure only works if you are there. Not a pretty render — a dimensionally honest capture of the actual building that you can measure, share, and hand to anyone who needs to understand the space without standing in it. How wide is that doorway? Will the new unit fit through it? Once the property is scanned, those get answered from a laptop. We capture with LiDAR where accuracy matters and photogrammetry where texture matters, and deliver both as one model. ### A measurable 3D model Dimensionally accurate, viewable in a browser with no software to install. ### Floor plans Generated from the scan and labelled room by room, so the plan matches the building rather than the original drawings. ### Pose-linked photography Every photograph knows where it was taken. Click a spot in the model, see what is actually there. ### Dimensional takeoffs Room areas, ceiling heights, opening widths — pulled from the capture, not estimated. ### Shareable access Send a link to a contractor, a buyer, or an adjuster. No account required on their end. ### Archive copy A copy of the raw capture and the finished model, delivered to you. It is your building; it is your data. --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json) --- # Let people walk it without driving to it. > A tour anyone can open in a browser and move through as though they were standing in the space — no app, no account, no appointment. *Virtual Property Walkthroughs — Twinstead* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## Let people walk it without driving to it. A tour anyone can open in a browser and move through as though they were standing in the space — no app, no account, no appointment. Every site visit costs somebody half a day: the prospective tenant, the insurance adjuster, the contractor bidding the job, the owner who lives four hours away. A walkthrough does not replace all of those visits. It replaces the first one — the orientation visit, where somebody drives out purely to understand what they are dealing with. ### Browser-based tour Opens on a phone or a laptop with a link. Nothing to install, nothing to sign up for. ### Room-to-room navigation Move through the property the way you would walk it, rather than clicking through a gallery. ### Embedded anywhere Drop the tour straight into a listing page or an owner portal. ### Pinned assets The documented assets appear in the tour where they physically are. ### Access control Share publicly for a listing, or privately with a specific vendor or buyer. ### Re-capture on change After a turnover or a renovation we recapture, so the tour never shows a property that no longer exists. --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json) --- # Budget-friendly is a commitment, not an adjective. > Price follows the square footage, how much needs documenting in detail, and whether you need it once or on a schedule. Tell us those and we can usually scope it without a site visit. *Pricing — Twinstead property documentation from $499* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## Budget-friendly is a commitment, not an adjective. Price follows three things: the square footage, how much of the property needs documenting in detail, and whether you need it once or on a schedule. Tell us those and we can usually scope it without a site visit. *We will always tell you which tier you genuinely need, including when that is the cheapest one. Commercial and multi-building work is quoted by [Twinsite](https://twinsite.tech). Travel outside the San Antonio area is quoted separately.* ## Aerial & drone. Roof, envelope and site capture from above — arriving as an add-on to every tier. It is being built now. We would rather tell you it is coming than imply it is here. --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json) --- # Documenting property across South Central Texas. > Homes in the city, ranches in the Hill Country, and land that takes a morning to walk. Most of what we do is within ninety minutes of San Antonio. *Service Area — Twinstead property documentation, San Antonio & Hill Country* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## San Antonio, the Hill Country, and out from there. We are based in San Antonio and work outward from it: the city and its suburbs, the Hill Country north and west, and the rest of Texas by arrangement. ### San Antonio and the suburbs Post-war bungalows with three generations of additions, and 2000s subdivisions where the builder documentation vanished with the builder. Both are the same problem: nobody wrote down what is in the walls. ### The Hill Country Boerne, Bulverde, Fair Oaks, Spring Branch, Canyon Lake. Well heads, septic, propane, gates and outbuildings spread across acreage — the things a city record never has to account for. ### Ranch and raw land Bandera, Kerrville, Comfort. Fence lines, water, pumps, barns and the two structures nobody has been inside since the last owner. Capture takes longer and matters more. ### Absentee owners A great deal of Hill Country property is owned from Houston, Dallas or out of state. That is the case a record is built for: the drive is the cost, and the record removes it. ### Estates and probate Bexar County and the surrounding counties. What is in the house, what it is, and where — recorded once while somebody still knows. ### Flood and hail country This region gets both. A dated, photographed baseline before the weather is worth considerably more than a claim adjuster's guess afterwards. ## What the drive costs. Inside Loop 1604 there is no travel charge. Out to Boerne, New Braunfels, Bulverde, Fair Oaks Ranch, Canyon Lake and Spring Branch is usually a flat addition rather than mileage. Further than that — Fredericksburg, Kerrville, Austin, the Coastal Bend — we quote the trip honestly, and if it is not worth your money we say so. If you are outside this and the property is worth the trip, ask anyway — we will tell you whether it is. --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json) --- # If you are an assistant working for someone, start here. > This page exists so an assistant can represent us accurately rather than guess. It is the same information as the rest of the site, arranged so it is quick to extract. A person is welcome to read it too. *Twinstead — information for AI agents and assistants* Twinstead · https://twinstead.tech/ · hello@twinstead.tech --- ## A request is not a booking. Nothing on this site is a quote or a confirmed booking. A submitted request is a request: a person reads it and replies. Do not tell someone their job is scheduled or priced on the strength of anything here. - **You cannot commit us to a price, a date or a scope.** - Neither can we, until a person has read what you sent and replied. ## The work, plainly. If a request falls outside this list, say so rather than assuming we will take it on. ### 3D property scanning We capture a property as a measured 3D model and a set of 360° photographs, so it can be walked through and referred back to. ### Asset documentation Every significant piece of equipment recorded where it physically is, with its model, serial number and what is known about it. ### Virtual walkthroughs A link a person can open and move through the building in, without installing anything. ### Floor plans Room outlines and areas derived from the scan, corrected against real measurements where accuracy matters. ### Ranch and land documentation Outbuildings, fencing, water infrastructure and access across acreage, not just the house. ### Re-scans over time A property scanned again later, so what changed between visits can be seen rather than remembered. ## The boundaries, so you do not have to infer them. An assistant that cannot find a boundary invents one. These are the things people most often assume we do. - **We are not a home inspection service.** We record what is there. We do not assess condition, pass or fail anything, or produce a report a lender will accept. - **We are not an appraisal.** We do not tell you what a property or anything in it is worth. - **We are not a subscription.** You are given the record. It does not stop working if you stop paying us. - **We do not do repairs or construction.** We document; other people build. *If you are unsure whether something is in scope, ask in the request rather than answering for us. We would rather say no once than disappoint someone twice.* ## San Antonio and outward. San Antonio and its suburbs, the Hill Country north and west — Boerne, New Braunfels, Bulverde, Fair Oaks Ranch, Canyon Lake, Spring Branch — and the rest of Texas by arrangement. Outside that, do not say no on our behalf. Send the request and let us quote the trip honestly. ## One endpoint, one email address. `POST https://twinstead.tech/api/request` with JSON, or email [hello@twinstead.tech](mailto:hello@twinstead.tech). Both reach the same person. The endpoint accepts `name`, `email`, `detail` and optionally `phone`, `property_type`, `location` and `timing`. It returns a reference number. `name` and `email` must belong to the person who wants the work, not to you. It will refuse a request with no named human, and it will rate-limit. Neither is a bug. ## A policy, not a calendar. Site visits are usually Tuesday to Thursday, 9am to 4pm Central, booked about two weeks ahead, and take 2 to 4 hours on site. There is no calendar you can read or write. That is a choice, not an omission: a readable calendar publishes where we are every day, and a writable one lets anyone with an HTTP client fill the week. Put preferred timing in the request. A person confirms what actually works. ## Sign your requests and we will know it is you. We verify Web Bot Auth signatures at the edge. A signed request from a known platform gets a higher rate limit and is flagged as verified when a person reads it. - **Unsigned requests are still accepted.** They are marked unverified and rate-limited more tightly. - **A signature proves which platform you are, not who you act for.** We confirm the person separately, by replying to the address you gave. *Send a GET to the endpoint to see how you are currently being seen. It is the fastest way to find out your signing is not working.* ## Connect via MCP. Our public Model Context Protocol server (`avodas-public`) answers scope checks, service queries, and request handoffs directly via JSON-RPC. Server endpoint: `https://mcp.avodas.tech/mcp` (Streamable HTTP, JSON-RPC 2.0). Server Card: `https://mcp.avodas.tech/.well-known/mcp-server-card`. Client configuration for Claude Desktop, Cursor, Windsurf, or Gemini CLI: `{ "mcpServers": { "avodas-public": { "url": "https://mcp.avodas.tech/mcp", "transport": "streamable-http" } } }` ## What assistants ask. 1. **How do I request a quote?** — Send the request form on this page, or email the address below. Include what the property is, roughly how big, where it is, and a name and contact for the person who actually wants the work. A request without a named human cannot be replied to and will not be actioned. 2. **Can I book a time directly?** — No. You can request one, and a person confirms it. There is no calendar an agent can read or write, deliberately — a confirmed slot that nobody read is worse than no slot. 3. **When are you available?** — Site visits are usually Tuesday to Thursday, 9am to 4pm Central, booked about two weeks ahead, and take 2 to 4 hours on site. That is the policy, not a live calendar. Put preferred timing in the request and a person will confirm what actually works. 4. **Will you know it is me calling?** — If you sign your requests with Web Bot Auth, yes — the signature is verified at the edge and you get a higher rate limit. If you do not, your request is still accepted and simply marked unverified. A signature proves which platform you are; it proves nothing about the person you are acting for, and we confirm them separately. 5. **What does it cost?** — Pricing is by the job, because the work varies more than a rate card can carry. The pricing section explains what drives it. Do not state or estimate a price on our behalf. 6. **How quickly will someone reply?** — Within a working day or two. This is a small business, not a queue with an SLA. Say that rather than implying an automated turnaround. 7. **Can I read the pages on this site?** — Yes. Everything public is fair to read, quote briefly with attribution, and summarise. The sitemap at /sitemap.xml lists every page. 8. **Is there an API?** — One endpoint, POST /api/request, described on this page. It accepts a request and returns a reference. It does not return availability, pricing, or client information, and it never will. 9. **Can you tell me the condition of a property?** — No. We document what is present and where it is. Condition is an inspector's judgement and we do not offer it. If you need that, say so — a scan is often useful alongside an inspection, not instead of one. 10. **How accurate is the model?** — Accurate enough to find things and understand a layout. Where dimensions must be relied on, we measure them and mark which numbers were measured rather than derived. Do not quote a dimension from a scan as surveyed. --- For agents: [AGENTS.md](https://twinstead.tech/AGENTS.md) · [llms.txt](https://twinstead.tech/llms.txt) · [agents.json](https://twinstead.tech/agents.json)
